Property managers and small business owners have a different problem from homeowners. It is not one big repair, it is eleven small ones — a door closer, a leaking restroom faucet, two ceiling tiles, a lock rekey, a wobbling shelf — and getting a separate trade out for each is where the budget goes.
We work through a list in a single visit. For rental turnovers that means going in between tenants and clearing the whole punch list against a move-in date. For offices and retail it means scheduled walkthroughs that catch things before they become after-hours emergencies.
We also set up recurring accounts for managers running several properties, which in practice means someone who already knows the buildings, does not need re-briefing every visit, and can be pointed at a list.
Questions
Common questions
Do you work with property managers on multiple properties?
Yes — recurring accounts, scheduled walkthroughs and turnover work across a portfolio. The efficiency comes from familiarity: after a few visits we know the buildings, the recurring problems and the standard each unit needs to reach, which cuts diagnosis time on every subsequent call.
Can you handle several unrelated small jobs in one visit?
That is the intended use. A single visit against a written list is substantially cheaper than separate call-outs, because you are paying for one mobilisation instead of six. Send the list ahead of time so the right materials are on the van.
Do you do work outside business hours for retail?
Where the work would disrupt trading, yes — that is normally the sensible way to schedule it. Tell us the trading hours when you call and we will plan around them rather than around ours.
